This residential building in Nicosia-Egkomi features a pilotis ground floor design supporting two upper floors of apartments within a 120m² footprint, addressing urban parking needs while maximizing living space. Our structural analysis and design overcame the primary challenge of limited column placement flexibility at ground floor level, where pilotis accommodate resident parking areas. The building incorporates cantilevered sections extending from the main apartment structures to create external verandas enhanced with timber façade elements, providing residents with outdoor living spaces. Our foundation design and structural engineering solutions optimize the pilotis system while ensuring structural integrity for the upper residential floors. This project demonstrates our experience in reinforced concrete structure design, cantilever engineering, and value engineering approaches for residential developments across Cyprus, serving architects, developers, and independent clients seeking efficient urban housing solutions in Nicosia.
