Luxury villa in Pareklishia, Limassol with challenging montmorillonite soil conditions. 4-level structure (700m²) on specialized raft foundation with piles to address expansive clay soil movement.
2024
This luxury villa in Pareklishia, Limassol demonstrates our structural engineering expertise in overcoming complex geotechnical challenges. The 4-level structure spans semi-basement, ground floor, first floor, and second floor with approximately 700m² total covered area. The primary architectural challenge involved poor substrate soil conditions with montmorillonite clay that contracts and expands, causing horizontal building movement over time. Our specialized foundation design solution incorporated a raft foundation on piles system to accommodate vertical loads from the superstructure while "stitching" the building securely to the ground. This innovative foundation engineering approach prevents structural displacement caused by expansive clay soils. The project showcases our proficiency in geotechnical analysis, specialized foundation design, and value engineering solutions for luxury residential developments facing challenging soil conditions across Cyprus, serving architects, developers, and independent clients requiring expert structural analysis and design.
